Lease

The rental agreement is always done in writing and the lease period is either open-ended or fixed-term. The contract is valid for the time being and is valid until it is terminated. A fixed-term rental agreement binds both parties for the duration of the contract.

Deposit

The security deposit must be paid before signing the rental agreement. The fee is equal to 1–3 months’ rent. The security deposit will be returned within approximately a month after the end of the tenancy. The lessor covers possible expenses after moving out with a security deposit. The security deposit is used if the apartment has been damaged or if the resident has not taken care of his obligations, for example done final cleaning, returned all keys to the apartment or paid rent.

Notification of moving

The most convenient way to notify about the move is to do it on the online service: muuttoilmoitus.fi. Tuuma’s maintenance team automatically receives information about your move-in and changes the surnames of those who signed the rental agreement in the mailbox and on the name board. If you want to change the names, contact the maintenance team directly.

Remember to also inform your relatives and friends about your new address! You can inquire New address postcards from Tuuma’s office.

Moving day

You can start moving right away on the start date of the tenancy, as indicated on the contract. If that day is not a weekday, the moving day is the next coming weekday. You can always check with Tuuma, if the apartment is move-in ready earlier in order to move in before the official starting date.

Electricity contract

Sign a new electricity contract or transfer your current contract to the new apartment no later than two weeks before moving.

Kela

Submit the necessary forms to Kela (the Social Insurance Institution of Finland) if you are applying, for example housing allowance. Allow them a processing time.

Inform the employer of the moving date

You may be entitled to a paid moving day.

Internet connection

As a Tuuma customer, your rent includes an internet connection. You can find instructions for setting up the subscription on the operator’s website: elisa.fi/netti

Move-in inspection

Our maintenance team always inspects the apartment before a new resident moves in. The resident must also inspect the apartment themselves and fill in the information on the form.

Home insurance

We recommend getting home insurance to protect your personal belongings. Tuuma has its own insurance policies that cover damage to the property. However, property insurance does not compensate for damage to the resident’s personal belongings, e.g. in the event of a water leak or fire.

Resident pages

On the residents’ pages, you can view a wide range of information related to your own housing and file a fault report. The implementation of resident pages requires strong identification with online banking credentials or a mobile certificate.

Organizational rules and announcements

Current announcements can be found on the property’s notice board and residents’ pages. You can also find the organization rules on the residents’ pages.

Safety

You can find the rescue plan for your own apartment building on the residents’ website. Do not hesitate to contact Tuuma’s office or the maintenance team if you have any questions or concerns regarding safety.

Installation of household appliances

The washing machines are owned by the resident. Remember that as a resident you are also responsible for the correct and safe installation of the machines. Of course, you can always ask the maintenance team for help..
